Going Green? GreenPoint Rated Single Family Homes

Single family homes comprise the single largest type of building in California. That is why GreenPoint Rated created a Single Family option before LEED for Homes (LEED-H) was released. Homes offer enormous potential for improving environmental quality and reducing resource consumption, and the GreenPoint Rated Single Family rating system makes it easier for any building team to quantify their progress using a standardized GPR-SF Checklist.

Build It Green offers a streamlined and simplified green building rating system that is appropriate for most single family homes in California. It is relevant for New AND Existing buildings, and many are surprised their existing home qualifies for GreenPoint Rated certification.

GreenPoint Rated Single Family – New vs Existing

Build It Green, creators and administrators of  GreenPoint Rated, take a very practical approach for determining whether a building qualifies for New or Existing status. It actually mirrors LEED-H requires fairly closely.

GPR New Single Family = new building (foundation, walls, roof) being constructed under current building codes. An existing home going through a MAJOR remodel that will involve opening all the wall cavities and exposing the thermal boundary in the roof/ceiling MAY be eligible for the NEW GPR Single Family certification.

GPR Existing Single Family = projects where the foundation, walls, and roof are to remain mostly intact. If the home is going to undergo a significant remodel but not all wall/ceiling/roof cavities will be exposed, it’s likely the project will qualify as an Existing GPR Single Family Home.

There are not too many differences between the checklists, but two Blower Door Tests are required for GreenPoint Rated Existing Buildings. Only one Blower Door test is required for GreenPoint Rated New Buildings, but since the cost of home performance testing is so reasonable this does not seem like a significant barrier for most projects.
